On July 16, 2025, Eric Chevalier submitted a Preliminary Development Plan application to develop 47 three-story town homes and two Junior Accessory Dwelling Units on a 1.62-acre parcel. The site is identified as 200 Boone Ct, currently occupied by Danville Bowl. On July 31, 2025, the Preliminary application was deemed complete.
On September 4, 2025, the applicant submitted a Formal Development Plan application and Subdivision application. The application has been submitted under the State Density Bonus Law (Gov. Code Section 65915) with no additional density units being requested. The applicant has requested to provide two very low-income Junior Accessory Dwelling units and two low-income townhouse units. The applicant is also requesting development standard waivers pursuant to the State Density Bonus Law, including maximum average unit size (maximum of 1,500 square feet required and 1,560 square feet proposed), story and building height (35 feet allowed and 40 feet proposed), building setbacks (25’ front, 20’ sides, 20’ rear allowed and a minimum of 3.1’ front and 12.3’ sides are proposed).
Because the Development Plan application was filed under SB 330 (the State Housing Crisis Act), the Town must determine within 30 days whether it is complete. Once deemed complete, the Town has a maximum of 90 days and no more than five public hearings—including Design Review Board meetings—to take action. If no action is taken within that timeframe, the project could be deemed approved under state law.
